Haven Realty, Inc. wants cooperating agents to be able to confirm terms on our listings quickly, clearly and in compliance with MLS rules. This page explains how we handle it.
Bright MLS rules do not permit subscribers to use the MLS to communicate offers of compensation to buyer brokers. Consistent with those rules, Haven Realty, Inc. does not place any compensation or cooperation language in Bright MLS remarks, agent remarks, documents, showing instructions or seller-concession fields.
Instead, for each of our listings where the seller has authorized it in writing, we publish the seller's offer of cooperating-broker compensation off-MLS — as a specific figure on this website and the individual property page, and directly by phone, text or email from the listing broker. That is expressly permitted by Bright MLS Rule 1.12.3(i), which allows a broker to communicate offers to compensate another broker on its own website for its own listings.
Before you show one of our listings or write an offer, contact listing broker Jane Ho to confirm the current terms for that property and to obtain any broker-to-broker documentation you need for your file.

Compensation is negotiable and is not set by law. Nothing on this website is an offer of compensation through any multiple listing service. Any cooperating-broker compensation on a Haven Realty, Inc. listing is offered by the seller through the listing broker, with the seller's written authorization, is not conditioned on any term of the buyer's offer, and is subject to a ratified contract, settlement, and the buyer-broker's own written agreement with its client. Terms may differ by listing and may be modified or withdrawn for any transaction not yet under contract; always confirm current terms in writing before showing or writing an offer.
